The utility charges are insane and very unfair. If management cared they would not have a 3rd party managing the utilities and charging crazy prices. Its not as if living in the complex is cheap. They quick to sell it to you and make it seem amazing but truth be told they only worried about their pockets and how they can fill them as quick as possible with your money.

Extremely high utility charges, zero enforcement of the estate rules, continuous electricity cuts in my unit which goes unattended to. This estate is certainly not luxurious. If you are content living with high levels of noise at all parts of the day, as well as unruly neighbours, this is the place for you. If you want a peaceful lifestyle look elsewhere. Been living here for over 2 years and the place has regressed, if anything degrades waterfall as an area. Thats just my opinion based on My experiences over the past 2 years.

We were quite apprehensive before we moved in based on some of the scathing reviews left on the page, so I thought I would add a review based on my personal experience during my time at The Precinct.Honestly, I have zero complaints. Whilst moving in, we dealt with Vuyo as our agent, and she was very responsive and friendly, and even let us have the keys a few days early to take delivery of some furniture.The apartment itself is lovely, well finished, and everything is in full working order. Its absolutely quiet inside the apartment (I cannot speak for all apartments, but certainly ours is) and we never hear our neighbors. The gym, pool and restaurant are great, beautifully taken care of, and with attentive, friendly staff.I also think the complex is really good at letting tenants know about all events and news via the app, and I think they keep good constant communication with us.We have fortunately also not experienced any unusual charges on rent or electricity either.So anyone who is looking to move in and is feeling unsure based on some negative reviews - I hope this gives a bit of an alternative view.

Noisy tenants and the lousy management team and security do nothing about it. They collect bribes and let parties go until 3AM. Would not waste my money here anymore !

The Precinct is an amazing estate to stay in. They offer a great communication system and they always let their tenants in on whatever is happening around them. Theres a restaurant as well in the estate with good food and a very friendly service. The play areas are amazing and safe for children. I give the security system a 10/10. I really enjoy staying here.

Ag nee my bra…The pros- Unit interior is nice- Secure- Restaurant food is tasty and well priced- Abundance of parking- The gym is… ok. I think they could do with some extra equipment- Internet is reliable and the service provider have always been helpfulThe cons- Units get minimal sun during winter- For ground level units, two of the bedrooms are right on the front of the parking so expect to hear noise from cars- Units are not well sound proofed- Management is bad- Shower take about 4 minutes to heat up- Hidden costs. ~R250 just to use the water and electricity prepaid service before using any utilities.My 17 month experienceAbove all the above mentioned point. My bad experience first started with the lawn which was pretty much none existent when I moved in, this is in total contrast to the lawn of the show unit which was in immaculate condition. Numerous calls and emails to management and getting the gardening contactors out about 3 or 4 time – 17 months later the lawn is still not great… Gave up on that one.Stayed next to a neighbour who had absolutely no respect for noise levels, this was also brought up with management numerous times with calls and emails, I felt like they never tried to do much to sort out the situation where there were many resolutions which they could have tried, I even once proposed moving me to another unit which was turned down. This was the point that drove me to cancel my lease.If you want to move into a place with less than average management, please go ahead but heed my warning. For R14k a month I would expect better.Do not expect to be compensated for any bad living experiences, management will simply shrug their shoulders.If you still want to stay there, just a warning DO NOT move next to Unit 13 B - creche by day and nightclub after sunset.

Honestly, the worse place to rent.I live with my partner here (they are the lease holder) and we always get weird charges with electricity and water.On 4 occasions, we have been charged twice for rent in one month. The accounts team is SO UNRESPONSIVE TO EMAILS. I am so glad we are leaving at the end of this month. Do yourself a favour and rather try Kikuyu, Munyaka or any other developer OTHER THAN CENTURY.

Been a resident here for over a year now and must say that they go out of their way to do their best despite all challenges, which are normal in any newly developed estate. I cannot claim to know each and every estate in GP but in terms of safety this is one of the best for families as well as lock up and go business people and you can be rest assured that your properties are safe while away on business. They proved that we are part of the family and not just tenants during this difficult time and continued treating us like royalty, especially those who communicate upfront when theres challenges instead of waiting, you end up feeling like you are more part of the family than just an outsider intruding and they will ensure that you are well looked after during challenges.I would recommend it for anyone looking for peace of mind, safety, lifestyle refresher from time to time and easy access to most major and connecting routes.

Horrible place to live, power outages almost everyday multiple times excluding the load shedding. Flies everywhere in apartments. Hidden costs on power and rent. Restaurants food i wont feed my dog. Gym was promised in Aug 2019 its almost Feb 2020 and no gym.Management rarely responds to complaints.Would not recommend this place.

Awesome place to live, free functions once a month with free wine and snacks, movie nights, friendly and helpful staff. Very professional security and well maintained. Tons of free perks that come with the unit.

Many hidden costs. Workmanship is shoddy, absolutely not what you pay for. Security gates and spikes are faulty and management lies about not knowing about the issue. Continuous power cuts have damaged appliances, and management fails to address the impact is has. Squash courts are advertised but they are not planning on building them. Very difficult to get any response/assistance from management.I have a list of nearby apartments that I looked at before moving into The Precinct. Please make contact with me on Google and I will share this with you to go and have a look. They are much better value for money, I have friends living there too.

They are DISHONEST DO NOT FOLLOW Positive reviews done most likely by AGENTS WHO LIVE HERE. Pay for what you dont get... Dont make the MISTAKE of MOVING HERE . Rent aprtment R12000 and they flactuate charges of electricity to almost R5000. water shortages YET u pay R17 000 INCLUDING Electric bill (exuberant we were not even at the apartment). Be warned!

Power is a serious problem at the Precinct. The issue is a frequent occurrence. Expect to spend the weekends with no power. When it does come expect to pay unreasonable access fees just to buy prepaid electricity.

Worst security at the gate. No one is there. I was given a code to exit. After im through the gate. They run behind me and accuse me of driving someone elses cars. There is no sign that i cant type in the code myself. Will not be buying.

There are so many additional hidden cost besides the rental fee .Please do proper due diligence before you commit . The prepaid services is run by a middle man Unimet who charges a utility management fee of more than R300/month. Every time you recharge the prepaid card you are still charge an additional management fee on top of the utility management fee that you pay every month.
